 How to Start Your Tax Appeal Process for 2007

 

If you feel you that your property is over-assessed by the City of North Wildwood and Cape May County, you can appeal your assessment at:

You must pick up the required appeal forms from the County Tax Office, complete all copies of the form, and deliver the completed forms to the appropriate individuals as instructed with the correct filing fee by April 1,2007.

 It’s extremely important that you list three (3) to five ( 5) comparable sales on your appeal form that you can rely on at your appeal hearing. At the hearing you will be questioned by North Wildwood Tax Assessor Louis Belasco and North Wildwood City Solicitor William Kaufmann about your comparable sales, so be prepared and know all the details you can about these sales.

  Once you file your appeal, your hearing should be scheduled within 30-90 days.  If you lose your appeal with the County, you can file another appeal with the State Taxation Court in Trenton.

 Real estate values have declined dramatically between October 1, 2005 and October 1, 2006 which is the time period the City and County use to determine your 2007 tax assessment.  It may be worth your while to appeal if you can find comparable sales during that period near your property where the sales prices were below significantly below your assessment.

 

The County and City have determined that North Wildwood, on average, was over assessed by 23% in 2006.  This means that, on average, assessed vales divided by sales prices was 123%.  This is documented by the County and State and should be helpful in the appeal process.

 

 

 


 

 

 

 

How to Start Your Tax Appeal Process for 2007

 

 

If you feel you that your property is over-assessed by the City of North Wildwood and Cape May County and you were not given any relief in 2006, you have the right to schedule an interview with Louis Belasco  North Wildwood Tax Assessor, and try to reach an agreement with him on your property value.  You can do this between October and December 2006  before the “green cards” with the 2007 assessments are issued in February 2007.  His number is 609-522-1041; his address is North Wildwood City Hall, 901 Atlantic Avenue, North Wildwood, NJ 08260.
